This simple computation can better show you how to calculate the $ Value of “ONE” lead.
The formula we use - CRM $ charge/number of leads
Realtor uses CRMs to get a list of leads, for this example we will use a well known CRM for leads.
They Charge $2000 for 100 leads, we apply simple math and conduct elimination process to see a lead's value to YOU.
$2000 is divided by the number of leads; $2000/100 = $20/lead
Eliminate “non valuable leads”; these are leads that are tagged/named as John Doe, or others may call it “Ghosts Leads” based from experience out of a 100 half of which are ghosts leads, now we are down to 50 leads. Now we do the math $2000/50 = $40/lead
Then we count the leads that we call “non convertible leads”; these leads are those who are not interested, cannot be reached, also can be part of DNC list, and other. In this industry the ratio will count 50:50. In our equation we cut the 50 in half and we are left with 25. So we do another math, that’s $2000/25 = $80/lead
So overall out of 100 leads 25 are convertible with probability of actual sale.
Now let’s say there is 1 lead out of the 25 that is Selling a $500,000 worth of home and planning to get an eligible Agent to represent them when they purchase a home. For a Buyer/Seller Agent you will get 6% commission (that’s 3% commission per representation) out of the total sale value.
Let’s do the math - So that is $500,000*.06 = $30,000 commission to your pocket!
Now my question is, what if that 1 client is in your leads list, however you failed to reach them to close a deal because they were already taken by another Agent?
